Land Location:  From Shelton, NE go 2 ½ miles East on Hwy 30 then South 4 miles on Bluffs Center Road, Bluffs Center Road turns into Kyle Codner Road.  The quarter lies on the West side of the road and the 80 lies on the East side of the road.

Tract 1:  160 Acres

Legal:  The SE ¼ of Section 20-9-12W containing 160+/- acres Hall County, NE

General Description:  This 160 acre tract is pivot irrigated.  There is a 1996 Valley model 8000 center pivot.  The pivot has 7 long towers and measures 1,297 ft, there is 3 new spans on the end of the pivot.  The pivot has 10,000 hours on the hour meter and has had routine maintenance.   It is equipped with drop nozzles.   There are a total of 4 irrigation wells on the property. The pipe is owned by the tenant and does not sell with the farm.  The well has been pulled and is being rebuilt and will be completed by closing.  The 80 has a US motors 15 Hp electric motor and 8 inch pump. There is a power line that runs along the west side of the farm.  The 80 is all cropland with the exception of a small tract of grass in the northwest corner.  It has a drainage ditch that runs along the North border.  This farm is well drained.
